We have a customer that is purchasing a home that is located in a flood zone and also located close to the shore in North Carolina. Would hurricane insurance cover flood as well or does the customer have to obtain flood in addition to hurricane insurance? We have not come across this situation before so I'm not sure of how to advise our lending staff on what the customer will need to obtain, and I was not able to find clear guidance from FEMA on this.

You would have to read the policy. I have no idea what a hurricane insurance policy might be. Usually, it is a windstorm policy, and it does not cover flood.

This answers my question as I do believe the customer has a windstorm policy so I will let me team know that we need to follow back up and let the customer know they will need to obtain flood insurance as well. Thank you for your help!
