What compliance issues will I have if I want to email a mortage rate sheet to a real estate agent? We have real estate agents who work with specific mortage lenders, who request that we email them what our mortgage rates are for that day. The rate information would be for the agent only and not for the the homebuyer's use.

Assuming that you have a relationship with the realtors, you do not step into additional requirements because you are using email to transmit a document to another business. If you were bulk mailing rate sheets with no preexisting relationship, you would be subject to CAN-SPAM.
