We are writing loan documents for a loan being secured by a mobile home without land. The mobile home is their primary residence titled under the husbands name only. Does the wife have to sign a right of rescission notice?

Answer:

No one has to "sign" the right to cancel form under Reg. Z. Also, under Reg. Z since the spouse has no ownership they do not have the right to cancel as the husband does, however you should check your state laws for any marital rights requirements.
