Last loan to consider. Rather large student housing project in middle income tract. A stretch, I know, but.......

I don't think that will fly. If this were an apartment building geared to affordable housing and some of the individuals who qualify happen to be students, that would work but student housing? No.

I have gotten credit for a similar project in the past but was able to prove that the majority of the renters were from low to moderate income families or were low to moderate income earners. The fact that they were students never really came into play.

Is the student housing project located in an area targeted for revitalization (revitalization district, business improvement district or something similar) as designated by a local, state or federal governmental body?

If so, I would include the loan with my community development loans.

Calling the property "student housing" will complicate the matter if it is just an apartment building that happens to rent to students who meet the income requirements. That is my point.

If it is school "student housing" or something that is not income related you will have a hard time selling it as affordable housing.

First determine what you really have, then document if it is affordable housing.

If it is a nice new building and you are going for revitalization credit, that is a different aspect and must be approached differently.

Not an appt. building. large # unit student housing complex.
