Sorry if this is an easy question or has been answered somewhere else (I couldn't find anything). I'm a programmer and I've been tasked with creating a HMDA export from the Encompass software. (Will be used to import data into CRAWiz) I'm still new to the banking industry and very little about the software. I have access to the underlying database but I'm wondering if Encompass has any built in functionality for exporting HMDA information? Any help would be appreciated!

We use Encompass and CRA Wiz. Encompass has a module for preparing a HMDA text file that can be imported into CRA Wiz. It can print a HMDA LAR and creates the government edit reports. Additionally, we use Encompass to prepare a fair lending extract with HMDA fields plus additional fields that exports to an Excel spreadsheet.

Encompass has a module

Module is the key word. If you do not have the module activated then you will most likely have a difficult time extracting the information from Encompass and attempting to do so would also most likely be a violation of your software agreement.

I was able to find the module and export the HMDA.dat file.

For anyone with experience using Mark IV, I'm wondering if it has a built in module for exporting HMDA as well. If so, a quick explanation of where to find it would be great.

I personally have a lot of issues with the HMDA data in Encompass. I do not know whether it is due to the software or our Mortgage department's understanding of how to use the software.

My experience is that the HMDA Balance on non-originated apps is not taken from the original 1003 when it should be. Additionally, the "Disclosed APR" field does not always match the disclosed APR on the final TIL. I asked our mortgage department to contact them and I was told Ellie Mae said that the field could not be changed.

Because of this we had to create numerous Custom Fields which must be manually entered in different points in the application process. As a programmer it's not your concern, but I would point this out to your Compliance department as it may change the data that needs to be pulled.

We do not use the module therefore I cannot comment on its accuracy or ease of use.

We are not a high volume reporter and we have a system in place that has worked well for us over the years and we quite frankly at this time do not see the need to spend additional money for a reporting module or their annual maintenance costs.

As I said at the triage using these automated systems may be a best practice but a best practice may not always be practicable. Especially for smaller reporters.

We process hundreds of loans a month in the Encompass HMDA module. Some of it self-populates into the HMDA module. Some of it is completed by the lender, some of it is completed by post-closing staff, and some is completed by underwriters. The only problems I find are the usual input goofs.

Sounds like your system is not set up right. Your primary contact at the bank should be able to get in touch with the right people at Ellie Mae. The errors I have seen in Encompass or in HMDA via Encompass were caused by the bank.

Does anyone know if there is an "alternate HMDA screen" in Encompass? We are still using a number of manual fields...

Our primary Encompass contact at the Bank says that there is not, but it seems strange that a larger portion of their clients are HMDA reporters...

You can pull all of the data into a standard Encompass report and export it to Excel, then create a CRA Wiz import template. When I started at this bank, I tried to use that method to get the data. But there were way too many discredpancies when pulling directly from the various source documents, so I use the HMDA module export for "official" HMDA data.

Most of the problems I find are LO input errors and attempts to circumvent our controls. (Oops. Did I say that?)

Examiners and independent auditors have done validity reviews without the issues you mention coming up. I did ask our Encompass experts in the mortgage department if they could find out from Encompass exeactly which fields in which documents or screens are used in the HMDA module but never got an answer. Since we aren't having an issues with it, I didn't pursue it further.

Hi NMB, I appreciate you looking into it. We can export the HMDA information from Encompass but it is in some cases, incorrect. Our issue is that the data on the HMDA screen cannot be changed. We have had to create several UDF's to address the issue. For instance:
-HMDA Address: We cannot change the collateral address in Encompass, however if we have a Home Improvement loan used to improve a property other than the collateral address we have to use the separate UDF.
-HMDA BAL (non-originated): In order to track the correct HMDA BAL (the original requested amount) we have had to create a UDF. Otherwise we can only use the amount at the time of decision, which may differ and create issues.
-APR: Encompass is not using the APR from the final TIL provided to the borrower(s). We are having to manually input the correct final APR for rate spread calculations in a UDF.

I am sure that some of these are due to our personnel, but they said that they have contacted their rep and there is no way to correct these issues. I find it hard to believe that this is the case, but I cannot get a hold of anyone at Ellie Mae.

Any help/advice/Encompass contacts anyone could provide would be greatly appreciated.
