When calculating the age to report in HMDA, you do not consider the month in which the applicant was born? You only go by the year they were born and the year in which the application was taken?

No, you consider their actual age as of the application date. If they haven't hit that year's birthday date yet, then you report it that way.

You also do not round. If they are 39 years and 9 months, you report 39, not 40.

From the 2018 GIR.

Example: An applicant provides a date of birth of 01/15/1970 on the Application form that Ficus Bank receives on 01/14/2018. Ficus Bank reports 47 as the applicant’s age.
