my understanding is that if a title company (the one on our list of service providers) is requiring a specific endorsement to issue a policy, we have to disclose that on the LE or reimburse the customer to be within good faith tolerance. My question is--how are banks finding all of these out before they have to ship out the original LE? Do your title companies have a way to find out exactly which endorsements are going to be required?

Maybe it is different where you are located than where I am located, but endorsements are ordered by the lender as they are for additional coverages than what is covered under a standard title policy. The lenders order the endorsements for an additional charge, they are not normally added by the title company.

I am not sure why your shop would not have a standard list of endorsements that you require depending on the type of loan and the nature of the collateral you are dealing with.
