About the required written list of service providers regarding RESPA and the Good Faith Estimate, we currently do not require any charges that fall into the category of "required services for which you can shop around". However, sometimes our customers decide to incur additional settlement charges on their own, such as a termite inspection. Do we still need to be providing this list of service providers?

If the actual closing costs end up lower than stated on the good faith estimate is a revised GFE required? In other words, can we error on the high side to cover us and not redo the GFE?

We haven't escrowed before and I was wondering, when establishing an escrow account or preparing a Good Faith Estimate, what is the easiest way to get the starting disbursement amounts? For how many months should the estimate be?

I am a branch manager for a national mortgage broker retail company. Our office has received alot of manual underwrite recommendations from FHA total scorecard. Instead of assigning a loan number and delivering RESPAs on these, can we issue a letter of counteroffer that explains the process of a manual underwrite? If the borrower accepts it, then we would send out the RESPA package.
